Frisco Insider - Shawarma + The Mix + More

The Monday Scoop for Frisco

Howdy, Frisco,

It’s officially March….which means three things in Texas:

  1. Allergies have entered.

  2. The weather has commitment issues.

  3. We’re somehow already talking about summer projects.

If your car is covered in a thin yellow layer of mystery powder, just know….you’re not alone. Pollen season said “good morning.”

Let’s get into what’s happening around town.

🏗️ The Mix Hits 1-Year Construction Milestone

Construction on The Mix, Frisco’s massive $3 billion mixed-use development, officially passed the one-year mark since breaking ground in January 2025.

📍 Location: Along Lebanon Road & Dallas North Tollway
📐 Phase 1 spans 28 acres

Phase 1 will include:

  • 635 residential units

  • 115,000 sq ft of office space

  • 100,000+ sq ft of retail

  • Frisco’s first Whole Foods

  • A six-story residential parking garage (wrapping up next month)

Retail buildings (including Whole Foods) should be ready for tenants to begin interior work later this summer.

Office construction begins in the next two months, with interior buildout expected by summer 2027. Residential exterior work should wrap up by 2028.

Now for the big one…

Before Phase 2 design could even begin, developers had to pump out 50 million gallons of water from the old Wade Park excavation site.

Yes. Fifty. Million.

Phase 2 plans include:

  • A 9-acre central park

  • 150,000 sq ft of retail

  • 500,000+ sq ft of office

  • Thousands of underground parking spaces

The underground garage alone is projected to finish by 2033.

The goal? A true walkable urban district.

From “that giant pit” to “Whole Foods and rooftop views” is quite the glow-up.

🥙 Pita Mediterranean Opens on Preston

If you’re trying to eat a little lighter before swimsuit season (or at least before allergy season steals your appetite), there’s a new spot in town.

Pita Mediterranean opened February 14 at:
📍 8333 Preston Road

Menu highlights:

  • Build your own pitas & bowls

  • Steak shawarma

  • Chicken shawarma

  • Falafel

  • Hummus (regular & spicy)

  • Tzatziki

Fresh, fast-casual Mediterranean, and honestly, build your own bowls always feel like a good decision.

🎓 Frisco ISD Narrows Superintendent Search to 3 Finalists

Frisco ISD is getting closer to naming its next superintendent to replace retiring Dr. Mike Waldrip.

The Board of Trustees, working with a search firm, has narrowed the field to three finalists.

Community surveys helped shape the profile for the next leader, focusing on:

  • Academic excellence

  • Strategic planning alignment

  • Continued growth management

  • Student focused leadership

The board plans to:

  • Conduct final interviews in early March

  • Announce a lone finalist in mid-March

Under Texas law, once a lone finalist is named, there must be a 21 day waiting period before final approval.

Big leadership transition coming soon for the district.

🚧 Roadwork Roundup (Because Yes, Still)

New pavement repairs:

  • 14277 Rising Star Blvd

Ongoing:

  • EB College Pkwy at Wilmington Dr

  • 2061 Zander Dr

  • Boulder Way at Moraine Dr

Plan accordingly. Or just assume every orange cone is a permanent resident.
